Separate the shell from the fit-out
We establish what was assessed at shell stage and what changes with the tenant or first-occupier fit-out. Internal layout, activity zones, lighting, ventilation, heating, cooling and controls are then reflected in the proposed model.
Test the systems that drive the result
Commercial compliance is often influenced more by lighting and HVAC than by fabric alone. We review efficiencies, controls, ventilation rates, zoning and renewable contribution and identify practical changes where the model falls short.
Produce the completion evidence
The final model is aligned with installed equipment and commissioning information before the BRUKL report and EPC are produced. Missing evidence is identified early so certification does not delay handover.
