Residential EPCs
Energy Performance Certificates for existing homes, sales and lettings.
UK BUILDING ENERGY CONSULTANCY
SAP calculations, domestic and commercial EPCs, Energy Statements, building compliance and practical decarbonisation support—from first assessment to final certification.
WHAT WE DO
EnergyWise Services helps homeowners, architects, developers and commercial property teams make informed energy decisions. We translate technical requirements into clear actions—whether you need an EPC, a compliant new-build design or a sensible route towards lower-carbon operation.
FIND THE RIGHT SERVICE
Choose the closest project type for a useful starting point. If the scope crosses several services, we can combine them into one coordinated quotation.

OUR SERVICES
Only the support your project needs, scoped clearly and delivered at the right stage.
HOMES & RESIDENTIAL
Energy Performance Certificates for existing homes, sales and lettings.
Design-stage and as-built calculations for new homes, conversions and extensions.
Clear planning support, including London Plan energy statements where required.
Part O assessments that identify and resolve overheating risk early.
Part G water-efficiency calculations for Building Regulations compliance.
Coordinated air-pressure testing, leakage advice and ventilation commissioning.
NON-DOMESTIC BUILDINGS
Energy Performance Certificates for offices, retail, industrial and other non-domestic buildings.
Building Regulations energy modelling from design through to completion.
Planning-focused energy and sustainability evidence, including London requirements.
Operational energy certification for qualifying public buildings.
Air-pressure testing and air-conditioning inspections coordinated with the compliance model.
Fire-safety surveys and sound insulation testing through competent specialist assessors.
CORE COMPLIANCE SERVICES
Detailed energy modelling and clear documentation for design teams, developers, contractors, homeowners and commercial property clients throughout the UK.
SAP CALCULATIONS
Design-stage and as-built SAP calculations demonstrate compliance with Part L and establish the energy performance of a dwelling. We model the proposed fabric, heating, ventilation, renewables and thermal bridging, then provide clear advice where specifications need to improve.
CONSTRUCTION EPCS
On-construction Energy Performance Certificates are produced at completion using the final SAP or SBEM model and verified as-built evidence. We coordinate the information needed for certification, including final specifications, air-test results, commissioning details and renewable-energy installations.
ENERGY STATEMENTS
Our Energy Statements explain how a development will reduce energy demand and carbon emissions through efficient design, low-carbon technology and renewable energy. Reports are tailored to the local planning policy, scheme type and evidence required by the planning authority.
TESTING & SITE COMPLIANCE
Completion testing, statutory inspections and practical diagnostic surveys coordinated with the wider energy and Building Regulations process.
Air-pressure testing, leakage diagnosis and certification for domestic and commercial projects.
02Airborne and impact testing for new homes, flats, conversions and residential developments.
03Measured airflow rates, system balancing and completion-stage commissioning evidence.
04Fire risk, fire-door and compartmentation inspections with prioritised remedial schedules.
05Accredited inspections for qualifying commercial air-conditioning systems.
06Infrared surveys identifying heat loss, insulation defects and air-leakage paths.
Accredited and specialist inspections are completed by appropriately qualified EnergyWise Services assessors or approved testing partners, depending on service type and project location.
DECARBONISATION & RETROFIT
EnergyWise Services provides strategic decarbonisation reports and feasibility assessments for existing buildings. We review the building, its operation and available energy information to identify realistic fabric, services, controls and renewable-energy improvements.
Options are assessed for their likely energy, carbon and EPC uplift, helping clients understand what to prioritise, what may be eligible for funding and what should progress to detailed design.
Discuss your buildingStrategic reports that establish the current position, identify realistic carbon-reduction measures and set out a prioritised route towards organisational or project targets.
Early-stage appraisal of building fabric, heating, cooling, ventilation, controls and renewable-energy upgrades before detailed design or investment.
Clear comparison of retrofit technologies including heat pumps, low-temperature heating, solar PV, battery storage and improved building controls.
Assessment of how proposed measures could improve energy performance, reduce emissions and support a target EPC rating or carbon-reduction objective.
Desktop assessment of suitable PV capacity, expected generation, roof constraints, self-consumption potential and the likely contribution towards project targets.
Technical evidence to support relevant grant or funding applications, with available schemes and eligibility reviewed against the specific building and project.
Scope note: Our feasibility and decarbonisation work provides strategic, evidence-led direction. Detailed M&E design, structural design, grant approval and installer quotations remain separate project stages where required.
COMMON QUESTIONS
Send the project address, building type, current stage, drawings or floorplans, and any planning or Building Control requirements you have received. If something is missing, we will tell you exactly what is needed.
Yes. EnergyWise Services is based in Belfast and supports residential and commercial projects throughout the UK, with remote delivery available for most calculation and reporting services.
As early as practical. Early modelling gives the design team more options and helps avoid expensive specification changes close to completion.
Yes. We review the model, identify the most effective changes and explain the route to compliance in plain language.
SAP calculations assess the predicted energy performance of a dwelling. They are commonly required for new-build homes, conversions and certain extensions to demonstrate Part L compliance, and the final as-built calculation is used to produce an on-construction EPC.
The final SAP or SBEM model must reflect the completed building. Typical evidence includes confirmed construction specifications, product details, air-permeability results, heating and ventilation commissioning information, and evidence of installed renewable technologies.
An Energy Statement normally describes the proposed energy strategy, applicable planning policy, baseline performance, demand-reduction measures, low-carbon systems, renewable energy and the resulting carbon improvement. The exact content is tailored to the relevant local authority.
Usually, yes. Send the existing calculation files, reports, drawings and current specification. We will review what is usable, identify missing information and confirm the quickest route to completion or compliance.
