Identify systems within scope

The effective rated output is considered across the air-conditioning systems controlled by the building owner or operator. Individual units may contribute to a qualifying combined output even where each unit is below the threshold.

Accredited inspection of the installation

The inspection reviews available system information, cooling plant, distribution, terminal units, controls, maintenance and the relationship between installed capacity and building demand. Access requirements are agreed before attendance.

Recommendations that support better operation

The report records the existing installation and identifies practical opportunities to improve efficiency, controls, maintenance and system management. It is an energy inspection rather than a refrigerant leak check or full condition survey.

01Which systems normally require an inspection?+

In England, Wales and Northern Ireland, air-conditioning systems with an effective rated output above 12 kW generally require regular inspection. Project-specific regional requirements are confirmed before appointment.

02How often is a TM44 inspection required?+

For systems in scope, the interval is generally no more than five years. The report and applicable register should be checked to establish the actual renewal date.

03Is the inspection the same as servicing?+

No. It assesses energy efficiency, sizing, controls and operation. It does not replace maintenance, F-gas duties, refrigerant leak checks or a full mechanical condition survey.

04Can several small units exceed the threshold?+

Yes. The combined effective rated output of systems under the same control can bring a building within scope even where no individual unit exceeds 12 kW.
