Residential new-build EPCs

A residential on-construction EPC is produced from the final as-built SAP calculation. We ensure the model reflects the completed dwelling and coordinate the evidence needed for Building Control and handover.

Commercial new-build EPCs

For non-domestic buildings, the final EPC is generated from the completed SBEM assessment. Building geometry, fabric, HVAC, lighting, controls and renewable systems must match the installed construction.

Evidence reviewed before lodgement

We review final specifications, air-permeability results, commissioning information, photographs and product details. Identifying gaps early reduces the risk of delayed certification or a final rating that does not reflect the intended design.

01Can an EPC be lodged before the building is complete?+

The final on-construction EPC must represent the completed building. A predicted assessment can be produced earlier, but final evidence is required for lodgement.

02What evidence is normally required?+

This may include construction specifications, insulation and glazing details, air-test results, heating and ventilation commissioning, lighting data and evidence of solar PV or other renewables.

03Can you take over an existing assessment?+

Usually, yes. Send the available SAP or SBEM files, reports and evidence and we will confirm what can be reused.
